The demands are different here

A kitchen floor in Thailand deals with tracked-in rain, spills, high humidity and often direct sun through large glazing. Anything that swells, warps or becomes slippery when wet is a liability rather than a finish.

Porcelain and ceramic tile

Large-format porcelain remains the default for good reason: waterproof, dimensionally stable, easy to clean and available in convincing stone and timber effects. Specify a slip rating suitable for a wet area rather than choosing on looks alone.

Engineered timber and LVT

Engineered boards perform far better than solid timber but still need humidity control. Luxury vinyl tile is waterproof, warm underfoot and quieter than ceramic, though cheaper products can dent under appliance feet and fade in direct sun.

Polished concrete and microcement

Seamless, hard-wearing and well suited to modern villa kitchens. Both need competent sealing and will show hairline cracking as the slab moves, which some owners read as character and others as a defect.

Check the slip rating

In a kitchen that sees tracked-in rain, slip rating matters more than finish.

“The floor is the one surface in the kitchen that every spill eventually reaches.”
